HOTLY ANTICIPATED SHOW HOME OPEN IN HOLLINS GREEN

A SHOW home at an eagerly awaited housing development in Hollins Green is now open, Elan Homes has confirmed.

Around 1,500 people have registered interest in living at Hollins View, an Elan development taking shape on a 10.5 acre site off Manchester Road.

With just 77 private sale properties being built, Elan has been filtering those enquiries to assess potential purchasers’ needs and inviting buyers to explore their options with the sales team.

Elan regional sales and marketing director Marie Morris said: “We’ve been receiving enquiries from people who want to move to a new home in Hollins Green since we announced we’d acquired the land early last year. With such a substantial database we’ve been contacting those who’ve registered their interest to find out what type of home they’re looking for and how we can best meet their needs.

“Homes are being released for sale in phases, in line with the build programme and mortgage offer timescales. There’s a real buzz about the development with buyers keen to view the show home at the earliest opportunity. Because of the demand, those who registered interest were given exclusive early access to the show home before it opened to the public.”

Elan is building 110 new homes at Hollins View, including 77 contemporary private sale properties. There will be 33 affordable homes available for rent, shared ownership and under the First Homes scheme that means first-time buyers can buy a home for 30% to 50% less than its market value.

The initial release includes a choice of two and three-bedroom semi-detached properties, plus a four-bedroom detached home.

Current prices start from £319,995 for a two-bedroom semi-detached Walden style property.

Selected homes include flooring throughout and turfed rear garden.

The show home is an example of the double-fronted four-bedroom detached Bickford.

It features a study on one side of the hallway, ideal for home-working, with the lounge on the opposite side. The open plan kitchen, dining and family room is destined to be the heart of the home. It boasts two sets of French doors, leading out to the garden and offering lots of natural light to emphasise the sense of space. There’s also a practical utility and convenient cloakroom.

The luxurious main bedroom benefits an en-suite and dressing area. Bedroom two has a shower room, meaning the family bathroom serves the other two bedrooms.

A Bickford, like the show home, is available from £629,995.

The land Elan is building on was allocated for housing in the Warrington Local Plan 2021/22 to 2038/39, which was adopted in December 2023. Outline planning permission was secured in April 2024 and reserved matters approval for 110 homes was given by Warrington Borough Council in February 2025.

A package of community investment was agreed during the planning process and will see Elan pay more than £900,000 to the local authority with allocations for education, sports and health facilities, and greenbelt mitigation.
