HOW TO OWN A NEW APARTMENT IN CONGLETON FOR 80% OF THE PRICE

PEOPLE with a local link to Chesire East could secure a new build home for just 80% of the market value.

Elan Homes is working with Cheshire East Council to help make owning a new build home at its Oak Grange development easier to afford.

Under the scheme, subject to criteria, eligible purchasers could purchase selected new homes at just 80% of the open market value.

Elan regional sales and marketing director Marie Morris explained: “It’s important that when we plan and build new homes, we cater to local housing need. In Congleton we’re building a diverse range of properties. Earlier phases of Oak Grange have predominantly featured substantial, family-sized homes, but we’ve just released a new phase of apartments, available at a discount to market value.

“Eligible purchasers, who meet criteria set by Cheshire East Council, will be able to buy a new apartment at just 80% of the market value. The idea behind the scheme is to support those who wouldn’t be able to afford to buy otherwise and unlike shared ownership they’ll still own 100% of the property.”

Two-bedroom, two-bathroom Eskdale style apartments are available at 80% of the market, priced from £140,000, with a 999-year lease.

Designed to maximise the potential of the 603 sq ft of living space, they feature open plan layouts with combined kitchen, dining and living area. One bedroom has an en-suite, effectively leaving the main bathroom to serve the other bedroom.

The affordable housing scheme is part of a government initiative designed to offer better access to housing and help first time buyers get a foot on the property ladder, by providing low-cost housing.

To be eligible to purchase a property at discount to market rate, a buyer must have a local connection – either already living or working in Cheshire East or with immediate family living in the area.

Buyers must also prove that their household income means they wouldn’t be able to afford the property at its current open market value, but would be able to with the discount applied. This financial assessment is based on the purchaser’s circumstances, mortgage ability and deposit level.

Elan’s new homes in Congleton are being built less than 10 minutes’ drive from Congleton town centre, where there’s a choice of independent, high street names and other essentials including pharmacy and supermarkets.

The homes are also in the catchment area for well-regarded schools and in a location with good commuter links via road or rail. The train station is around a 10-minute drive away, while Manchester Airport can be reached in around 30 minutes by car. The new Congleton Link Road offers easy access to the M6, with Macclesfield, Stoke-on-Trent, Northwich, Chester and Manchester all accessible by car in an hour or less.
