FYLDE BUYERS URGED TO SIZE UP THEIR OPTIONS

HOMEBUYERS in Fylde could find that their money goes further if they expand their search criteria.

Close to Lytham, but without the premium properties in the seaside town command, Redwood Gardens in Marton Moss offers a competitively priced alternative.

The Elan Homes development is around 15-minutes’ drive from Lytham’s famous green and offers a choice of good-sized three and four-bedroom homes.

Elan regional sales and marketing director Marie Morris explained: “Location remains high on buyers’ priority lists but taking a more flexible approach and looking a little further afield can make a big difference when it comes to budget. Land Registry data* suggests most properties sold in Lytham over the last year were detached homes, with an average selling price of more than £470,000.

“This raw snapshot doesn’t reflect the size, age or the condition of the properties sold, but when looking at cost alone our new homes at Redwood Gardens offer a competitively priced alternative. They’re attracting a mix of buyers, including those who want to retire to Fylde and people who grew up in Lytham but have been priced out of raising their own families there.”

Current prices at Redwood Gardens start from £299,995 for a three-bedroom detached Fylde.

A four-bedroom detached Cove style property offering 1,269 sq ft of living space is available from £329,995. It includes an upgraded kitchen, plus turfed rear gardens, with the option of a 5% deposit contribution or part exchange.

For those looking for a larger home, the Azure is a double fronted, detached home with central entrance porch. Priced from £474,995 it offers 1,873 sq ft of well-planned living space.

There’s a study on one side of the hallway, and lounge on the other. The generously proportioned combined kitchen, dining, family and breakfast room is destined to be the heart of the home and can be accessed from the hallway or via double doors from the lounge. A utility and cloakroom complete the ground floor.

Upstairs, the main bedroom has an en-suite; the second bedroom its own shower room, meaning the family bathroom serves the other two.

Elan is offering to cover the Stamp Duty on the Azure.

Research** suggests it would cost anything from £23,000 to £83,000 to bring an older property to the same energy efficiency of a new home. Based on Energy Performance Certificate data, it’s estimated energy bills for a new build home are £420 to £618 a year lower than in an older property.

“When all things are considered, a new home in Marton Moss offers a great alternative to living in Lytham, while still being close enough to enjoy the town’s boutique stores, restaurants and strolling along the green or the beach,” Marie added.

“Feedback from visitors to Redwood Gardens is that they’re surprised at how spacious our homes at Redwood Gardens are in comparison to some other new builds they’ve viewed.”

Located on Redwood Boulevard, just off the A5230 and less than two miles from Blackpool Airport Enterprise Zone, considered one of the North West’s premier business destinations, the homes at Redwood Gardens are well placed to enjoy all that the Fylde coast has to offer.

There’s a choice of beaches within a 15-minute drive including Blackpool, Lytham St Annes and St Annes, all around four miles away. Cleveleys, Rossall and Bispham are also within easy reach.

Lytham’s famous green, boutique stores and a choice of restaurants are a short drive away, as are all the seaside attractions in Blackpool. Stocking up on household essentials is simple as there are a number of supermarkets nearby, including a Booths.

The show home at Redwood Gardens is open Thursday to Monday from 10am to 5pm.
