FAST-FORWARD PLANS TO MOVE TO A NEW HOME IN WORCESTERSHIRE

A MOVE to a new home in Worcestershire could be just weeks away – even for those with a house to sell.

Time on the market data from home.co.uk suggests some properties listed for sale in Kidderminster, Stourbridge, Stourport and Bewdley have been on the market for seven to nine months or more, while Government figures suggest it takes an average of around five months to sell a property and that those in a chain could find it takes longer.

But it doesn’t have to be that way for homeowners looking to move to a new home in Bewdley. They could find they’ve able to reduce that time with the offer of EasyMove or part exchange from Elan Homes at Sandbourne Gardens.

Elan regional sales director Tracey Ball explained: “Feedback from visitors is that they want to move to a new home in Bewdley either because they’re in need of extra space for their growing family and want to be close to good schools, or on the flip side, are ready to downsize now their adult children have moved out and want somewhere they can enjoy café culture and riverside walks close to home. Often, they’re looking before they’ve even listed their current property to sell and are perhaps unsure about where to start when it comes to choosing an agent to list their property with or what’s a realistic asking price to secure a buyer in the current market. We can help cut through all of that and reduce the time it takes to sell and buy.

“With EasyMove we’ll appoint a trusted agent to market the customer’s home, manage the process and even pay the agent’s fees. There’s no link between the value of the properties being bought or sold, making it a convenient option for downsizers. For an even simpler move, ideal for those climbing the housing ladder, we may even be able to offer part exchange. This way Elan effectively acts as a guaranteed cash buyer for the customer’s home. The benefit of this is there are no chains or last-minute price haggles to hold things back and they can live in their existing property until their new home is ready.”

Sandbourne Gardens offers a broad selection of two to five-bedroom homes, including the rare opportunity to own a new build bungalow.

Current prices range from £299,995 for a two-bedroom Sutton Special, up to £749,995 for a five-bedroom detached Kelsall.

The new homes are among some of the most energy efficient available.

Heating and hot water will be powered by air source heat pumps, in place of traditional gas boilers, with underfloor heating to the ground floor of the properties. Every home will have an electric vehicle charging point.

Subject to build stage, buyers will have the opportunity to customise their new home before moving in by selecting things like the finish of the kitchen and bathroom tiles amongst others.

Located on Stourport Road, Sandbourne Gardens is next to Blackstone Nature Reserve, which offers the opportunity to explore the outdoors close to home; while Bewdley River and Rail Circular Walk offers the chance to take in the area’s natural beauty and industrial heritage.

Situated in the catchment area of Bewdley Primary School and The Bewdley School, both just a short walk away, it’s a great place to raise a family.

There’s a choice of local shops and restaurants within a short walk, while Kidderminster, Worcester and Birmingham are all easily accessible.

The show home at Sandbourne Gardens is open Thursday to Monday from 10am to 5pm. For more information see www.elan-homes.co.uk/developments/sandbourne-gardens.
